Research Topics

A mechanism for inheriting a "housing" as a good stock from a previous eneration as a "living housing" for future generations, handing down the culture and the community or the characteristics in the district, and how to use them, how to control new development, We are proceeding with research, keeping in mind these ideas. So far, We are doing research on from the design control method of individual architecture to architectural planning / planning history and urban patial planning, history related to architecture and planning / legal system and ts implementation, in both Japan and overseas cities.

Discretionary architectural design review in North American cities (Assoc. Prof. HORI)

I am analyzing the actual situation of sustainable infill type of building enewal in North America, the way of public participation in the development review rocess, and the actual living environment created by it. In particular, focusing on the case of renewal of individual buildings in the city center, from the viewpoint of the balance of pre-determined standards (zoning, etc.) and discretionary evelopment review, how can the living environment and landscape that meet the needs and characters of the community be achieved? Regarding that, I am examining effective frameworks and methods based on changes in the minutes and drawings of actual neighborhood meetings and design review public hearings. Case study cities are Seattle, Toronto, Miami, etc.

Transfer of Development Rights system and its implementation for preservation of historical buildings (Assoc. Prof. HORI)

Many historic buildings have been demolished in the center of Japan, and developments are being conducted that does not match the characteristics of the area. In Japan, there are issues such as the looseness of zoning and the existence of many development bonus systems, and there is a need for an effective Transfer of Development Rights system. This study clarified the actual operation of Transfer of Development Rights system in Vancouver from the viewpoint of historic building preservation. As a result, strict zoning, discretionary development review system, and rezoning system that enables development bonus were cited as conditions for effectively operating the Transfer of Development Rights system.

Area based management /Business improvement district (Assoc. Prof. HORI)

Area based management is one of the space utilization activities that have been receiving increased attention in recent years. Residents, businesses, landowners, etc. have created various organizations to voluntarily revitalize the area such as holding events, cleaning and beautifying the area, and crime prevention activities. In the future, activities such as disaster prevention and mitigation, and creation of intellectual creation spaces (used for shared offices, study sessions, etc.) are expected. So far, as related research, I conducted research about BID (business improvement district) and tourism organizations such as DMO (destination management / marketing organization) and TID (tourism improvement district) overseas [USA, UK, Germany] .

The historical transition and conservation of modern architecture (Assistant Prof. PARK)

Every building are given roles and planned to support our society when it was uilt. But depending on the background such as the times, user, or purpose, some of them are handed down from time to time like cultural properties, while others are emolished. Many modern buildings with different historical backgrounds from now tand at that crossroads. And Hansen’s Disease sanatorium is one of them. Nagashima-Aiseien as an example, the study focusses on what we should leave to the next eneration from many buildings accumulated day by day through understanding the lifestyles and cultures that people living in Nagashima-Aiseien have cultivated over the past 90 years.
